Triangle services can be divided into 5 basic areas:
» PROPERTY SUPERVISION
Triangle management makes regular visits to each property. We oversee the activities of all on-site personnel acting both through the site manager and through our own observation and interactions with staff.
We approve all on-site expenditures, prepare budgets and rent schedules, monitor collections, review occupancy, inspect the physical condition of the property, project and prepare for preventative maintenance, and ensure proper day-to-day management of the community.
» PERSONNEL MANAGEMENT
Triangle will exercise management oversight and control of all site employees including office, maintenance, service coordinator, and security staff. Triangle has established industry standard personnel policies and procedures and ensures that these procedures are followed on a daily basis.
Our regional managers and human resources department will ensure that employees are acting in the best interests of your business. Our staff will recruit, train, and directly supervise the site manager and will assist that site manager in carrying out their job responsibilities and managing the rest of the site staff. We also have our staff participate in industry training opportunities put on by regulatory agencies and outside organizations.
Triangle Associates provides comprehensive HR services and contracts with a payroll company to ensure that your site is in compliance with all applicable labor and personnel laws. We can provide your employees with access to an industry standard employee benefits package that meets the needs of you and your employees.
Site staff remain employed by and accountable to your property.
We provide comprehensive accounting services including book-keeping, bill payment, financial monitoring, bank account management and reconciliation, and financial reporting. All services provided by the Triangle accounting department are in accordance with GAAP. We also interface with third party auditing companies to ensure the financial integrity of your property and compliance with HUD programs.
We provide monthly reporting to property owners for their consideration and review. and involve them in major decisions.
Triangle is an expert in compliance with HUD programs. We ensure that your property stays in compliance and gets paid. We will ensure that your property maintains all required forms and is ready for audits and inspections.
We use industry standard property management software to ensure that all day-to-day operations are handled correctly- so that issues are dealt with before they become a problem.
Triangle has an extensive network of preferred vendors and will work to ensure you receive the most cost-effective services and supplies. You will benefit from our preferred pricing on everything from property management software to appliances. For any additional needs we will work with vendors and obtain competitive bids.
We will monitor all vendors and the performance of contracts regularly both through direct oversight and the property staff.
We will consult with you and advise you on any additional projects such as construction and rehab. We can advise you on interacting with HUD and can assist you in obtaining any other services that you may need.
