Tax Credit (Section 42)
William Penn Commons is a 39-unit apartment community in Indianapolis for seniors age 55 and older. This building was constructed on the site of the former school #49. This building has 38 one-bedroom apartments and one studio and was made possible as a result of the Section 42 Low Income Housing Tax Credit program. The property was developed by the West Indianapolis Community Development Center. The Mary Rigg Neighborhood Center will conduct its Senior Program in the activity area of the building providing the Seniors with various activities and a daily lunch program.
All applicants must meet the eligibility requirements of The Tax Credit Program, as well as the property’s resident screening criteria, including acceptable credit and rental history. The Section 42 Tax Credit program restricts rents which may be charged to help insure they will be affordable to low-income persons and families. While the rents do not vary according to the income of residents, persons with Section 8 certificates or vouchers are welcome to apply. Rents include all utilities plus water, sewer, and trash collection. Each apartment is carpeted and equipped with range, refrigerator, dishwasher and central air-conditioning. The apartments also are equipped with pull bars and monitored medical alert systems.
